## Moat

MP Materials owns Mountain Pass in California, the only scaled rare-earth mine and separation plant in the Americas, and is building the first large US magnet supply chain on top of it. Since July 2025 the Department of Defense has been its largest shareholder, guarantees a $110/kg floor on its NdPr for 10 years, and has committed to buy all output of its planned 10X magnet plant. Its moat is that position, backed by the government. It is not a cost advantage: China still produces most of the world's rare earths and magnets more cheaply.

### The Pentagon's Rare Earth Champion

MP's moat is **the only permitted, operating mine-to-magnet chain in the US, with the Department of Defense underwriting its price and volume**:

- **A Mine Nobody Else Can Permit Quickly:** Mountain Pass is a large bastnaesite deposit with its own separation plant, and it has been operating for decades. A new US rare-earth mine takes many years to permit, finance and build, and separation know-how outside China is scarce. Rivals such as Lynas and a string of developers are years behind at scale in the US, which is why the DoD chose MP as its partner.
- **The Government Took the Price Risk:** Chinese producers have historically priced NdPr low enough to bankrupt Western rivals. The DoD agreement pays MP the difference whenever NdPr sells below $110/kg, which added $17.6 million in Q2 2026, and guarantees purchase of all magnets from the 10X plant for 10 years. That removes the main risk that killed Mountain Pass's previous owner, but it depends on the agreement surviving changes in government and trade policy.
- **Magnets Are the Real Prize:** The Independence plant in Fort Worth is ramping toward 3,000 tonnes a year of NdFeB magnets, with General Motors contracted for about 1,000 tonnes and commercial shipments starting in Q4 2026. Apple has a $500 million agreement for magnets made from recycled material from 2027. The 10X campus in Northlake, Texas, more than $1.25 billion of investment, targets 7,000 tonnes a year with commissioning in 2028, taking MP to about 10,000 tonnes. Magnets earn far more per kilogram than oxide, but MP is still learning to make them at volume.

**Moat verdict:** MP's moat is physical and political: a permitted mine, a separation plant and a government partnership that AI cannot copy, and AI data centres, robots and drones raise demand for its magnets. The risk is not AI but policy, because the strongest pillar rests on a Department of Defense agreement and on continued US–China tension over rare-earth supply.

Growth from here comes from NdPr volume, the Independence magnet ramp from Q4 2026, the Apple recycling line in 2027 and the 10X plant from 2028, with the $110/kg floor limiting the downside on price.

## Valuation

At about $48.83 on September 25, 2026 MP sits between a $35 bear case and a $65 base case, about 25% below the base and less than half its 52-week high near $100. The stock has fallen as US–China talks eased fears of rare-earth shortages, even though Q2 results were strong. At about $8.7 billion the market is valuing the magnet business on plans that start shipping in Q4 2026 and reach full scale only after 2028.

**Fair value:** $65 — Earnings multiples do not work yet because MP still reports a net loss ($20.3M in Q2 2026). The anchors are the value of NdPr output at the $110/kg floor, the contracted magnet volume at Independence and 10X, and the $1.45B of cash against the capital still to spend. The base case assumes the magnet ramp stays on schedule and NdPr stays at or near the floor.
